Performance Equity makes residential rehab loans to real estate investors.  We loan from our own private equity mortgage pool and underwrite and service all loans in-house.

We do not not charge up front fees and we use the following general guidelines for residential acquisitions:

  • Up to 70% of the as-repaired value (ARV)
  • 3 points origination and all costs rolled in
  • Minimum credit score 660 and reserve requirements
  • 6 - 12 month terms
  • 15% interest only
  • No mortgage insurance or prepayment penalty
  • Rehab costs held in an escrow account accessible with draws
